Booking Terms & Conditions.
This is a SELF-CATERING Holiday Rental.
Any reference to either 'us' or 'we' in these Booking Conditions refers to ‘gasconmanoir.com’. "You" or "your" are references to the person making the booking, and all members of the holiday party. So that you understand the basis of the contract between you and us when you book your accommodation, we have laid out as clearly as possible, the conditions on which your booking is made. Nothing in these conditions affects your normal statutory rights.
1. Your Booking:
You must be at least 18 years old when you book your accommodation. Your booking is made as a consumer and you acknowledge that no liability can be accepted for any business losses howsoever suffered or incurred by you. When we issue our written confirmation to you we enter into a contract with you, the party leader, which is subject to these Booking Conditions. Any disputes or queries will be between the party leader and the owner. The party leader will assume responsibility for the whole party and the compliance with these rules of all party members. We have the right to refuse any booking prior to the issue of our written confirmation, and if we do this we will tell you in writing and promptly refund any money you have paid us. When your confirmation is received, the details must be checked carefully. If anything is not correct you should tell us immediately.
2. Paying for your Accommodation.
A deposit of 50 % of the booking price is payable at the time of booking. At this point your booking becomes binding and we will issue a letter or e-mail to confirm receipt of payment. The balance of the booking cost must be received by us no later than 8 weeks prior your arrival date. If you book less than 8 weeks before the arrival date, payment of the total cost is due straightaway. If your bank returns your payment to us unpaid, we reserve the right to make an administration charge of €50. A deposit against breakages/damages of €500 is due before arrival. This will be returned by post, providing there is no damage to property, after the holiday. Any damages will be repaired, and the costs deducted from the deposit.
3. Linen and Towels.
All House/Bed Linen and Towels are provided. We advise that you bring your own beach/pool towels. Fresh and spare linen are provided at the start of the holiday. Please remember that this is a self-catering holiday rental. Cleaning of linen during the holiday, if required, is the responsibility of guests.
4. Cancellation of Booking by You.
A. If you need to cancel your booking you must contact the Owners as soon as possible. The booking deposit is non-refundable under any circumstances. However we will make every effort to re-let the property once formal cancellation has been received and if we are able to re-let at the same price the balance will be refunded to you. If we are only able to re-let at a reduced price, the reduced balance will be refunded. If we are unable to re-let the full balance will remain payable by you. We STRONGLY RECOMMEND you to take out guest cancellation INSURANCE against cancellation due to ill-health, bereavement etc… as the above refund terms are non-negotiable B. Changing the date of a booking; Your booking may not be normally moved from one date to another once made except at the discretion of the owners. If you wish to change the booking date you will have to cancel the original booking and the normal cancellation policy will prevail regardless of any subsequent booking made.
5. Cancellation of Booking by Us.
If we have to cancel your booking in advance for any reason you will be refunded the full amount of the booking. If we have to terminate your holiday early for the above reasons you will be refunded part of the booking fee based on the time remaining of the booking. No additional compensation will be payable.
6. Damage to Property.
You are responsible to the Owner for the actual costs of any breakage or damage in or to the accommodation - along with any additional costs that may result - which are caused by you or your party. These costs will be charged to you.
7. Accidents, Injury and Personal Property.
The Owners shall have no liability to you for the death or personal injury to you or any member of your party. You must take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of such property.
8. Energy and Recycling.
Energy costs are provided for in the rental cost. We have incorporated many eco-friendly, energy efficient, water preserving, and recycling facilities in the property. Please respect this ethos.
All roof-water is collected and fed by underground pipework into the duck/wildlife-pond. All rain water falling around the house is collected by a network of underground drainage and fed by underground pipework into the duck/wildlife-pond.
Some seasons are especially hot and dry. Water Conservation Regulations and Prohibitions, may be applied, by the French authorities, at any time. In any case, during the summer or dry periods, please respect a water conservation principle.
The gas-fired central heating system does not operate during the following six months: May, June, July, August, September, and October,.
Guests MUST manage all recyclable waste. There is a recycling facility for glass, plastic, tins, cans, cartons, and paper/cardboard in the village of Sigalens, (behind the Church), at 3km from the Manoir.
Guests MUST empty all your non-recyclable rubbish, in tied plastic bags, into the large wheelie-bin provided in the back yard. The caretaker will remove and replace wheelie-bin for collection.
9. Smoking.
Smoking is prohibited inside the property.
10. Pets.
Pets are not allowed onto/into the property.
11. Website and Advertisements.
The Owners aim to ensure that the information and descriptions provided are accurately conveyed on the official website, and any authorized third-party websites or advertisements. There may be small differences between the actual accommodation and its description as we are always seeking to improve services and facilities.
There are many unauthorized websites listing holiday properties. We cannot accept responsibility for the descriptions by these sites.
Occasionally, problems mean that some facilities or services become unavailable, and if this is the case we will inform you as soon as reasonably practical after we have been made aware of the situation. Similarly, we cannot accept responsibility for any changes or closures to local area amenities or attractions mentioned on the website or advertised elsewhere.
12. Arrival.
We ask you to arrive at your accommodation at 4 pm, and NOT BEFORE, on the start date of your holiday, and you must leave by 10 am on the last day. Please respect this provision, as it is necessary to ensure a thorough professional house cleaning and preparation. The Owner is entitled to refuse to hand over to you, or to repossess, the accommodation if they reasonably believe that any damage is likely to be caused by you or your party, or can repossess the accommodation if damage has been caused. You cannot allow more people than you have booked to stay in the accommodation, nor can you significantly change the makeup of the party during the duration of your stay in the accommodation, nor can you take your pet into the accommodation unless it has been arranged in advance and it is shown on your confirmation. If you do so the Owner can refuse to hand over the accommodation to you or can repossess it. You may not carry out any form of trade or business from the property, nor may you sub-let any part of the buildings. The property is in a quiet countryside area, you must pay due consideration to the other residents of the valley and avoid excessive disturbance. We will treat contravention of any of these rules as a cancellation by you. You must allow the Owner or any representative of the Owner access at any reasonable time during your stay.
13. Cleaning on Departure.
Please return Manoir Caubeyran in a clean and tidy condition.
A charge of €100 will apply for the return of the Manoir in an unclean condition.
14. Self-Catering.
This is a self-catering holiday. All day-to-day maintenance; cooking, cleaning, tidying, and linen maintenance are the responsibility of you. Fresh and spare linen are provided at the start of the holiday.
15. Maintenance : House, Pool, and Garden.
This is a self-catering holiday rental. Fresh and spare linen and towels are provided at the start of the holiday.
Pool Maintenance is carried out up to three times each week. Average time taken is 90 minutes. This includes comprehensive pool cleaning, water testing, and quality control, including chlorine and water Ph level control and management. Every effort will be made to minimize disruption to guests. However, disruption avoidance cannot be guaranteed.
Garden Maintenance is carried out up to five times each week. This includes grass-cutting, plant watering, and general house and grounds maintenance and repair. Every effort will be made to minimize disruption to guests. However, as this is weather dependant, disruption avoidance cannot be guaranteed.
16. Pool Safety.
Children must be supervised at all times in the pool/pond area.
Do not, under any circumstances, prop the gate open. French pool-safety law is very severe and the penalty includes a two year prison sentence. The fence and gate are not only to protect children of your own party, but also to protect neighboring, or visiting, children (or animals) who may wander in. Please Remember this!!!!
Running, jumping, and diving are prohibited in the pool area.
17. TV and games consoles.
Do not connect games consoles to the large plasma screen TV in the great-room, please use the TV provided in the games room. A PS2 console (and various games) is provided.
18. Children.
Children must be supervised at all times.
19. Parking.
Please use the car-park provided.
Do not park on the front or side terraces. There is a complex system of drainage pipe-work and pumps under these terraces. Rainwater is collected and recycled to pond.
20. Accommodation.
Manoir Caubeyran has beautiful reception rooms, dining rooms, terraces, and gardens . There are six bedrooms, sleeping sixteen. Three of the bedrooms have their own (ensuite) bathrooms, including; bath, shower, W.C. The bedrooms and bathrooms are light, airy, and understated. They are finished to a fresh clean contemporary style. There are five bath/shower rooms in total. There are six W.C. · The Entrance hall. Restored to original condition with exposed sandstone walls, beams, and staircase. Feature front door. · The Great Room. A very large lounge, with massive beams, and a huge working fireplace. · The Dining Room. Beautifully restored with feature fireplace. Furnished with a long table and chairs. Perfect for formal or family groups of six to twelve people. Could also be used for small group conferencing, lectures, or business meetings. · The kitchen. Fully and tastefully modernized. Includes a fully installed cooking area, including a dish-washer, and a large family table area. · The Ante-Room. With access to kitchen, side terrace , pool area, winter garden, larder, laundry room, barn and games room. · The Winter Garden. Another huge room with exposed stone walls, ceiling beams, and a feature fireplace. Includes a large dining area, a sitting/reading area, and a games area. · The Little Library. · Bedroom 5. Double Room. One double bed. Full (ensuite) bathroom, including; bath, shower, and W.C. ‘French Doors’ leading to a private shady terrace and a secret garden. · Bedroom 6. Double Room. One double bed. Full (ensuite) bathroom including; bath/shower and W.C. · Shower-room and W.C. Convenient to pool. · The Guest W.C. · Games Room. · The Laundry Room. Washing M/C etc... · Bedroom 1. Double Room. One double bed. Full (ensuite) bathroom, including; bath, shower, and W.C. · Bedroom 2. Triple Room. Three single beds. · Bedroom 3. Twin Room. Two single beds. · Bedroom 4. Double Room. One double bed. · Family shower-room with W.C.. · Above accommodation describes the location of beds for 13 persons. An additional 3 non-permanent beds are provided for guests to place as they wish. Baby-cots are provided.
21. Problems & Complaints.
Every effort has been made to ensure that you have an enjoyable and memorable holiday and to date we have had no serious complaints or problems!
If however, you have any problem or cause for complaint it is essential that you contact us immediately to give us the chance to resolve it. A contact number is provided to all guests. We value your custom!
